Progress, Planning, and Transparency

We’re pleased to share some important updates and progress with you as we continue working toward a stronger, more sustainable future for our community.

Property Maintenance and Cost Efficiency
We’re happy to announce that we’ve partnered with a reputable maintenance company to evaluate our property and begin addressing several key areas identified in our recent reserve study. This partnership allows us to take advantage of bulk pricing and more favorable rates—helping us make the most of our new assessment funds and ensuring our dollars are used as efficiently as possible.

We understand that assessments are never easy, and we want to acknowledge the concerns some of you may have. Please know that we are exploring every cost-saving opportunity to make this process as responsible and beneficial as possible for all residents. The assessment is a necessary step to ensure the long-term health and value of our community.

Clarifying the Need for the Assessment
Some of you have raised questions regarding the necessity of this assessment. We want to reassure everyone that the reserve study’s findings are based solely on the physical needs of our property and are not related to any specific past discussions or individual circumstances. Our focus is entirely on what’s required to maintain and improve our shared spaces in a sustainable and forward-thinking way.

Improved Transparency and Access
In our continued effort to increase transparency, we’re developing a secure owner portal that will provide easy access to important documents, including the reserve study, assessment details, current and historical contracts, budget reports, and payment records. This portal will be launching soon, and we’ll provide clear instructions on how to access and use it.

In the meantime, the reserve study is available for review at the office. If you’re unable to stop by during regular hours, please don’t hesitate to reach out to Len via email or phone—he’ll be happy to arrange a time that works for you.

Legal Guidance and Communication
Over the past month, the board has been working closely with the Meadowlawn’s law firm to guide our efforts and ensure that every step we take is legally sound and in the community’s best interest. While we understand the desire for frequent updates, we are following our attorneys’ advice to share information thoughtfully and accurately, so we can avoid confusion and ensure transparency.

Looking Ahead
We’re planning a community meeting in mid-to-late July, with Meadowlawn attorney representation present, to provide a full update on assessment-related repairs, our improved financial direction, and the legal and structural changes taking place to secure the future of our community.
